Head of Maintenance – Job Description
Position Overview
The Head of Maintenance is responsible for overseeing, coordinating, and performing maintenance and repair operations for all school facilities, grounds, and mechanical systems. This role ensures a safe, clean, and fully operational environment for students, staff, and visitors. The Head of Maintenance supervises maintenance staff, manages work orders, schedules preventative maintenance, and assists with hands-on tasks across HVAC, electrical, plumbing, carpentry, and general facilities upkeep.
Essential Duties & Responsibilities
Oversee all maintenance operations for the school building and campus.
Perform routine and emergency repairs in HVAC, electrical, plumbing, carpentry, mechanical systems, and general building maintenance.
Conduct daily inspections of facilities to identify safety hazards, needed repairs, or preventative maintenance needs.
Manage and prioritize work orders; ensure timely and high-quality completion of tasks.
Develop and implement preventative maintenance schedules for mechanical systems, building components, and grounds.
Supervise maintenance and custodial personnel; provide guidance, training, and performance evaluations.
Maintain accurate records of maintenance activities, inspections, inventory, and equipment.
Coordinate with school administration regarding large projects, vendor work, and budget needs.
Ensure compliance with safety regulations, building codes, and district policies.
Oversee snow removal, landscaping, and seasonal maintenance tasks.
Monitor HVAC and other automated building systems; diagnose and resolve operational issues.
Assist with event setup, furniture movement, and other operational support tasks as needed.
Respond to after-hours emergencies when necessary.
Required Qualifications
High school diploma or equivalent (GED); additional technical certifications preferred.
Minimum 3–5 years of experience in building maintenance, facilities management, or related trades.
Demonstrated skills in HVAC, electrical, plumbing, construction, or mechanical repair.
Ability to interpret blueprints, manuals, and technical documents.
Strong supervisory or leadership experience.
Working knowledge of safety procedures, building codes, and compliance standards.
Ability to operate maintenance equipment, hand tools, and diagnostic devices.
Strong organizational and communication skills.
Ability to work independently and make sound decisions.
Ability to lift 50+ pounds and perform physically demanding tasks.
Preferred Qualifications
HVAC experience preferred.
Experience in a school or educational facility setting.
Training in preventive maintenance programs.
Work Conditions
Full-time, year-round position.
May require responding to emergencies outside of regular hours.
Work involves standing, bending, lifting, climbing, and exposure to various weather conditions.
Reports To
Superintendent and/or Building Principal.
Salary & Benefits
$70,000 - $90,000. Competitive and commensurate with experience; includes benefits as defined by district policy.
